What Causes Basement Condensation?

Condensation forms when warm, humid air contacts a surface cooler than the air's dew point. In a basement, cool concrete walls and floors act as condensing surfaces for warm humid air that enters through windows, doors, and gaps during summer months. This is especially pronounced in humid climates and in basements with good air exchange to the outside — somewhat counterintuitively, well-ventilated basements can have worse condensation problems than sealed ones.

Step 1: Control Humidity with a Dehumidifier

A properly sized dehumidifier maintaining relative humidity at 45 to 50 percent is the single most effective tool for preventing condensation. The dehumidifier removes moisture from the air before it can condense on surfaces. Size the unit for the basement's square footage and ensure it has a continuous drain or automatic emptying — a dehumidifier with a full bucket stops working.

Step 2: Reduce Humid Air Infiltration

Keep basement windows and doors closed on hot, humid summer days. Seal gaps around pipes, windows, and utilities. Converting from a vented to a sealed basement significantly reduces the volume of outside humid air that must be dehumidified. This is counterintuitive — closing the basement rather than airing it out is often more effective at controlling summer condensation.

Step 3: Insulate Cold Surfaces

Insulating basement walls raises the interior surface temperature above the dew point of the indoor air — eliminating the cold surface that triggers condensation. Foam board insulation on interior walls creates a warmer surface that does not condense humid air. This is also the most energy-efficient solution for a finished basement.
