The Professional Drying Process

Drying a house after water damage is not just running fans. Professional structural drying follows the IICRC S500 standard and involves four phases: water extraction, structural drying with air movers and dehumidifiers, moisture monitoring and documentation, and final clearance. Each phase must be completed properly for the next to be effective.

Phase 1: Water Extraction

Standing water must be removed before drying equipment is useful. Truck-mounted extractors remove the bulk of the water. Weighted extraction tools are used to pull water from carpet and padding. The faster extraction begins, the less water the building materials absorb.

Phase 2: Structural Drying Equipment

Industrial air movers are positioned to create airflow patterns that accelerate evaporation from wet surfaces. Low-grain refrigerant (LGR) dehumidifiers capture the evaporated moisture before it can re-absorb into other building materials. Typically, one air mover per 50–100 square feet and one dehumidifier per 25–30 pints of moisture load is the industry starting point, adjusted based on readings.

Phase 3: Monitoring

Moisture readings are taken at established points daily. Progress is tracked on a drying log. Drying is complete when all readings return to standard levels — not when the materials look or feel dry. Visual dryness is unreliable; moisture meters provide objective confirmation.

How Long Does Drying Take?

Standard drying time is 3 to 5 days for typical water damage when drying begins quickly. Severely saturated materials, concrete slabs, and hardwood floors may take 7 to 14 days. The sooner professional drying equipment is deployed, the faster and less costly the process.
