Understanding FEMA Flood Zone Designations

FEMA designates flood zones based on flood risk probability. Zone AE (Special Flood Hazard Area) has a 1 percent annual flood chance — commonly called the "100-year flood zone." Zone VE is a coastal high-velocity zone with additional wave action risk. Zone X is outside the high-risk area but may still experience flooding. Your flood zone is on the FEMA Flood Insurance Rate Map (FIRM) and affects your flood insurance requirement and premium.

Flood Insurance Requirements for Mortgaged Homes

Federally-backed mortgage lenders (most conventional lenders) are required by law to mandate flood insurance on properties in Special Flood Hazard Areas (Zones A and V). The minimum required coverage equals the lesser of the loan balance, the replacement cost of the structure, or the NFIP maximum ($250,000 for structure). Contents coverage is optional under NFIP but may be required by your lender.

  • Elevating utilities (HVAC, water heater, electrical panel) above Base Flood Elevation
  • Flood vents in foundation walls allowing water to flow through rather than building pressure
  • Sump pump and battery backup for below-grade areas
  • Flood barriers and sandbags for anticipated events
  • Elevation certificate — documents your first floor elevation relative to BFE and can lower insurance premiums
